Full development consultancy on project including identifying opportunity, negotiating purchase of site, appointing design team and delivering commercially viable planning consent in conjunction with private developer. Full detailed design and specification input. Specific challenges – inner city centre site requiring tall building with maximum parking. Planning main challenge in demonstrating height (12 storeys) next to 2 storey B listed building is appropriate for prominent corner. Three levels of parking with parking lifts required to achieve required parking standards by GCC. Site purchased and developed in two phases.
